

Our Terms & Conditions apply to all bookings made at Owston Hotel.
CHECK-IN AND CHECK-OUT
Check-in is available from 2:00pm, and check-out is by 11:00am.
As a small property, early check-ins and late check-outs can’t always be guaranteed and depend on availability. If you’d like to arrive early or stay a little longer, please contact our team before your stay, and we’ll do our best to accommodate your request.
CANCELLATIONS AND BOOKING CHANGES
We understand that plans change. For flexible bookings, cancellations or date changes can be made up to 72 hours prior to 3:00pm on your scheduled arrival date without charge. Cancellations made within 72 hours of arrival, or no-shows, will incur a charge equal the total booking amount.
During peak periods or special event dates, a longer cancellation window may apply. This will be clearly shown when booking.
If you’ve booked a non-refundable rate, payment will be taken in full at the time of booking and cannot be cancelled, amended, or refunded.
BOOKING AMENDMENTS
If your travel plans change, we’ll do our best to assist. Amendments are subject to availability and the conditions of your chosen rate. Updated booking dates will reflect the best available rate at the time of amendment.
GROUP BOOKINGS
Bookings of three or more rooms are considered group reservations and will be managed under separate terms.
A full rooming list and pre-payment are required 14 days prior to arrival. Cancellations or amendments after this point may incur a charge.
SECURITY DEPOSIT AND INCIDENTALS
Guests are required to present a valid physical credit card and matching photo ID at check-in. A pre-authorisation will be held at check-in to cover any incidentals or damage. This is not a charge. Funds are held temporarily and released by your bank after check-out.
We do not accept Apple Pay, PayWave, or cash deposits for pre-authorisations.
If you’d like to arrange a third-party payment, a Credit Card Authorisation Form must be completed and approved before arrival. Please contact the hotel to arrange this.
PAYMENTS ON DEPARTURE
Upon check-out, all incidental charges will be processed using the pre-authorised amount. If the total is less than the pre-authorised value, the remaining balance will be released by your bank.
SMOKING POLICY
Owston Hotel is a 100% non-smoking property, including rooms and common spaces. If evidence of smoking is found, a cleaning fee will apply.
ROOM DAMAGE, THEFT, AND CLEANING POLICY
Guests are responsible for any damage, loss, or excessive cleaning required during or after their stay. Charges for repairs, replacements, or specialist cleaning will be processed using the card on file. Any missing items from the room will also be charged at the replacement cost.
SECURITY AND CONDUCT
Owston Hotel reserves the right to enter any room if there are concerns for guest safety or property security. Guests may be asked to leave the hotel if they engage in:
- Intoxication or disruptive behaviour
- Abuse towards staff or other guests
- Property damage
- Smoking indoors
- Excessive noise or disturbances
- Exceeding the permitted number of guests
- Non-payment of charges
EVENTS AND COMMERCIAL USE
Owston Hotel is an accommodation-only property. Rooms and public areas are not available for private events, parties, or commercial filming without prior approval from hotel management.
PHOTOGRAPHY
Commercial photography, filming, or brand collaborations within the hotel require written approval from management. Personal photography is always welcome, provided it respects the privacy of other guests.
LIABILITY
Owston Hotel and its team are not liable for any loss, injury, or damage to persons or property during your stay, except where required by law. Guests are responsible for the safekeeping of their personal belongings at all times.
